Residential Rental Brokerage

In your initial meeting, your Platinum Associate will walk you through a series of questions that will make up your Client Profile. In that meeting, your Associate will want to know:

Your Platinum Associate will also give you a list of documents you will need to secure prior to beginning the search for specific properties (See Landlord Requirements). The New York market has one of the fastest cycle times in the world. Your Platinum Associate will help you prepare to opportunistically secure the home of your dreams through prior preparation.

Your Home Finding Search

Prior to this visit, your Platinum Associate will have combed through all available properties that fit the criteria established in your Client Profile. Prior to viewing properties your Associate has selected, you will be asked to sign a Platinum Properties Commission agreement. This agreement, recommended by the New York Department of State, is designed to assure mutual understanding and protect both you and the Platinum Associate.

Your Associate will show you properties that he/she thinks to be consistent with your criteria as established in the Client Profile. It is imperative that you be completely honest and candid in your opinion of properties that your Associate presents. By gaining incremental understanding of your tastes, you Platinum Associate will be able to refine their search of properties until they have a crystal clear understanding of what is the perfect property for you.

Application and Lease

Due to the rapid cycle time of the New York market, when you find the perfect property, you will be positioned to act promptly due to the preparation your Platinum Associate has overseen. Any property will require a completed application, a nominal application fee, and other documents as detailed in Landlord Requirements.

Upon receiving approval from the Landlord, your Platinum Associate will schedule a meeting with you to sign a lease and provide first month.s rent, security deposit, and the brokerage commission. In most circumstances, these fees must be paid in "good funds" instruments.

Move In

Your Platinum Associate will coordinate with your new Landlord to secure a copy of the lease and keys. Your Associate can also introduce you to the superintendant for you to learn of any move in policies of the property and other policies that you will need to be aware of.
