Platinum Properties initially established a reputation for excellence in leasing residential apartments. The incorporation of our leasing team into our Management Division provides continuous management focus that ensures each individual property is rented at the maximum amount the market will bear. Factors that have enabled Platinum Properties to become one of the premier leasing companies in the Manhattan and Financial District markets include:
- Familiarity with FiDi - Based in the heart of the Financial District since conception and the being the only brokerage company on Wall Street, we know this market better than any other company. With over 30% of our agents living in the neighborhood, you are ensured that your property is being represented in the proper manner by a professional who has intimate local knowledge.
- Qualified Clients - Through our experience with some of the largest landlords in Manhattan, we are able to ensure that only well-qualified clients become tenants in our properties. We collect a full financial profile and credit report on each prospective tenant. Platinum Management
Platinum Properties brings three management related disciplines to each client:
- Asset Management - Maintaining the fiscal health of the property
- Property Management - Maintaining and operating the property and its systems
- Relationship Management - Serving the interests of individual residents
With a focus on client satisfaction, we begin with an evaluation of each property.s unique characteristics. Our management approach is professionally proactive. We prepare to not only manage the recurring and predictable aspects of property management but also the unexpected contingencies that occur with all properties. We perform all aspects of property management that provides you with problem-free ownership. Services include:
- Leasing of Property - The most significant factor in the fiscal health of the apartment is to ensure that it is continually rented. Our on-site leasing staff will ensure your apartments are rented at the highest value. As mentioned above, our qualification process assures that each tenant is a candidate who can perform. We require a minimum of 45 times the monthly rent in annual income, at least 12 months of rent in assets, as well as a complete background and credit check.
- Comparative Rental Analysis - Once enrolled in our management program, we perform a comparative rental analysis (CRA) of the property to determine fair market value. To give you the most realistic estimate of value, we will provide you with a conservative, target, and aggressive value to insure expectations are aligned.
- Collection of Rent - Platinum Properties invoices each apartment monthly and maintains records of rent payments throughout the year. You and/or your CPA will receive a monthly report of payments billed and collected for your properties.
- Payment of Bills - From monthly rent receipts, we will pay all authorized bills of the apartment. All expenses will be documented and reflected on the financial statement.
- Financial Statements - Quarterly, each client will receive a statement detailing the financials of the property. Payment of property proceeds will be made quarterly. Clients with multiple properties may elect to receive one check for aggregated funds due.
- Tenant Management - We provide a representative who is available 24 hours a day, 7 days a week, to all tenants to manage any issues or inquiries. We provide an emergency staff that is on call 365X7X24 to assist tenants in the event of an emergency.
- Maintenance - For the duration of a tenant's lease, we coordinate all maintenance with the building management. If a job needs to be outsourced to a separate contractor, we make the proper arrangements and bill the tenant accordingly. Between occupancies, we restore the property to its original condition (less normal wear and tear) to extend the life of the apartment.
- Insurance - Upon client approval, we obtain all necessary insurance to protect our client's interests.

Elite Management
The Platinum Properties Elite Management program is custom tailored to serve the needs of private international investors of single or multiple luxury dwellings. Although Manhattan real estate investments are attractive to foreign investors, managing privately-owned property remotely is fraught with challenges. Most property management firms in Manhattan will only service entire buildings, not individual units.
The Platinum Properties Elite Program provides you the benefits of a large management company with the personal attention of a boutique management firm. We only manage properties we feel are worthwhile investments and properties which are in line with our company.s core competence.

Commission/Cost Structure
Because we analyze each apartment on a unique and individual basis, we customize a commission structure that suits the client.s needs. Depending on a variety of factors, a fee of seven percent of the monthly rent is customary. Your Platinum Properties Management Consultant will work with you to establish a mutually agreeable plan.
